Underpinning is a method of deepening and repairing existing foundations which have lost their strength or that need to be altered because for other reasons. There can be several reasons for this loss of strength. The soil quality may have changed over time. Its load-bearing value may have been affected because of climatic conditions. The soil may have suffered contamination. In such cases, the foundations can no longer be considered reliable because they can shift and even break down. Underpinning can also be used if natural hazards or construction of nearby structures have damaged or undermined the existing foundations. Several types of underpinning techniques are used for resolving these issues. Two of the most common methods are mass concrete underpinning and cantilever needle beam underpinning. Needle beam underpinning is an extension of mass concrete underpinning. The latter involves the excavation of soil under the foundations till a suitable layer of soil is reached. The excavated pit is filled with concrete to shift the load to better strata of soil. However, when deepening or excavation can only be carried out in one direction because of site limitations and a reliable interior column is present, then needle beam underpinning can be used. A needle beam system is used for supporting the wall/structure with a weak foundation by strapping it to the existing column. A cantilever beam can also be used; it is strapped to compression piles and tension piles. Both these piles rest on much firmer strata underneath. Our engineers, by using the above method, can reinforce existing foundations much faster than other methods. The load-bearing ability of the foundation is drastically enhanced with this method. Therefore, this method can be extremely useful when there is serious damage to the foundations, and you have little time to spare.
If the construction site prerequisites for carrying out needle beam underpinning are met, it can prove much less disruptive than other underpinning techniques. It requires much less excavation, and the construction team does not have to worry about disposing of excavated soil. The cantilever variation is even better. It can be carried out externally, and the owner can remain on his property while the work is being carried out.
Despite being a specific reinforcing technique, if site conditions permit needle beam or cantilever needle beam underpinning, the cost of construction can be much lower than using other methods.
