What is Underpinning?

Underpinning is a construction method used for reinforcing foundations. These techniques can also be used to build new foundations when site conditions do not permit building foundations through conventional methods. Underpinning is often used as a foundation-building technique in adverse site conditions such as:

  • Low-quality Soil (highly reactive to climatic changes)
  • Low LBV (Load Bearing Value)
  • High Moisture Content.
  • Presence of Adjacent Structures (such as other buildings and trees)
  • Building Regulations (sites with regulations about noise/vibration)
  • Restricted Access (sites with limited access, such as low headroom)
  • Underpinning Walls

What is Underpinning in Construction?

Underpinning Foundations refers to the restrengthening of the foundations of existing structures. The foundations of a particular structure may be compromised because of several reasons, including:

  • Earthquakes
  • Shifting of soil layers
  • Change in soil quality (because of climatic conditions)
  • Change in the purpose of the building

Underpinning construction techniques usually involve increasing the foundations’ breadth and depth to transfer the superstructure’s load to high-quality soil strata. The underpinning process is carried out in steps to ensure that the integrity of the superstructure is not compromised.

Types of Underpinning

underpining

The three most common and widely used underpinning methods include:

Beam & Base Underpinning

This method is similar to mass concrete underpinning but is used when a higher depth has to be achieved. Beams prepared from reinforced concrete are placed under the foundation. The beams transfer the load to reinforced concrete bases, which are placed strategically.

The measurements of these beams depend on the soil conditions and the required load-bearing value.

Mass Concrete Underpinning

It is one of the most common and frequently used underpinning methods. It is also one of the oldest. It involves digging holes or “pins” underneath the foundation that requires reinforcement. The excavation is carried out gradually in various stages to protect the superstructure. The pins are then filled with concrete to create a new base for the superstructure. The depth and breadth of these pins are estimated before digging and are usually one of the most important steps in mass concrete underpinning. It is the least expensive underpinning method and is generally carried out for shallow foundations.

Mini Piling

This method is similar to mass concrete underpinning but is used when a higher depth has to be achieved. Beams prepared from reinforced concrete are placed under the foundation. The beams transfer the load to reinforced concrete bases, which are placed strategically.

The measurements of these beams depend on the soil conditions and the required load-bearing value.

How Much Does Underpinning a Foundation Cost?

The underpinning cost of any structure depends on several factors. These include:

When Does a House Need Underpinning?

reason

A house may need underpinning for several reasons. These include reinforcing existing foundations, building new ones, or carrying out other construction work, such as house extensions (multiple-story extensions). Foundations that have completed their life will require reinforcement. If your house is old or you experience unexplained noises/vibrations, you need to inspect your foundations. Underpinning foundations may also be necessary if you are building a new home and the soil conditions do not permit conventional foundation methods. If you add another storey to your existing home, your existing foundations may need to be stronger to withstand the extra load, which will require reinforcement. Other factors, such as natural hazards, may also weaken your house’s foundation and will prompt the need for reinforcement. Depending on the type of construction and the ground conditions, our experienced engineers will choose the most suitable underpinning method for your house and provide you with the most reliable underpinning Services.
